Princess Beatrice predominantly lives in the £3.5 million Cotswolds farmhouse she shares with her husband, Edoardo Mapelli Mozzi, and their daughters, Sienna and Athena. However, the 37-year-old daughter of Andrew Mountbatten-Windsor and Sarah Ferguson quietly maintains a home owned by King Charles.
There is an apartment situated in a private, out-of-bounds section of St. James’s Palace, which Beatrice used to share with her younger sister, Princess Eugenie, 36, before both of them got married.
Beatrice retains London pad
Beatrice has retained this property, despite upping sticks to the countryside, to have a city base to return to and for when she and Edoardo’s work commitments draw them back to the city.
The property is retained under a private agreement with The Crown Estate, which is overseen by the princess’ uncle Charles and thus, allows an open method of communication between niece and uncle. The Independent previously reported that Beatrice’s father, the former Duke of York, struck a deal with the King to ensure that his daughters could pay rent to King Charles in order to retain use of their London pads (Eugenie has Ivy Cottage, a three-bedroom property at Kensington Palace).
While Princess Beatrice’s St James’s Palace home allows her to stay in London, she has been keeping a low profile following the arrest of her father on 19 February 2026 on suspicion of misconduct in public office.
Princess Beatrice’s ‘distance’ from husband
Now, it has been reported by the Mail on Sunday that Beatrice is navigating a period of “distance” from her husband. The newspaper highlighted that property developer Edoardo has recently spent more time abroad, including travelling to Florida earlier in March to work on a new project for his company, Banda Property.
According to the newspaper, sources have claimed that Edoardo is keen to keep his business separate from the scandal surrounding his in-laws, which supposedly conflicts with Beatrice’s reluctance to cut her parents off.
However, a friend of Beatrice and Edo has told HELLO!: “The only thing Bea and Edo are navigating are their busy jobs and looking after their children! They’ve both had recent stints working abroad and, like so many working parents, have been balancing work with looking after the kids.”
