Edoardo Mapelli Mozzi, Princess Beatrice’s husband, is a property developer whose company, Banda Ltd, masterminds properties in some of London’s most exclusive enclaves, from Belgravia to Kensington, and around the world. Earlier this week, the Princess’ husband, who descends from Italian nobility, took to Instagram to share an insight into how he views home life and the significance of certain rooms in creating a cosy bolthole.
“The dining room is where everyone eventually ends up,” Edoardo penned. “It is less about formality and more about connection, long lunches, late dinners, conversations that stretch on.”

He went on to explain how this manifests in the homes his company creates: “We think about the weight of the table, the comfort of the chairs, how the light falls in the evening. Those details matter more than anything decorative.
“When it feels right, people linger without noticing the time.”Though, of course, Edoardo was speaking about his commercial projects, the way he views mealtimes is certainly revealed in his post. He lives in a £3 million property in the Cotswolds with Princess Beatrice.
The pair purchased the pad, which they share with their daughters, Sienna, four, and one-year-old Athena, in 2021, for a sense of privacy away from their busy London life, having previously resided at Beatrice’s St James’s Palace flat, which she rents from The Crown Estate.
Edoardo’s time away from Cotswolds pad
As for Edoardo’s business ventures, he recently made a discreet move regarding his social media account. After he and Beatrice faced reports of “distance” in their marriage due to the property developer’s work trips to the US following the arrest of Andrew Mountbatten Windsor on 19 February on suspicion of misconduct in public office.
Now, Edoardo has discreetly removed his most recent Instagram post, which featured his recent trip to Los Angeles. In the post, captioned “life is not a movie”, Edoardo was seen strolling down a palm-tree-lined street.
It came after the couple enjoyed a low-key meal at Eel Sushi Bar in Notting Hill last week, and a source revealed to HELLO! that there was no truth in the rumours regarding the pair’s marriage.
“The only thing Bea and Edo are navigating is their busy jobs and looking after their children! They’ve both had recent stints working abroad and, like so many working parents, have been balancing work with looking after the kids,” the source told us.
“Recent reports that things aren’t good between them are not true at all. Things are great between them, and the only distance between them recently has been physical distance because of work!”
